A long-standing developer client who held a suburban parcel asked us whether they could physically accommodate a specific financial institution that wanted to rebrand and relocate.
The company’s pro forma called for a four-story, steel-framed building with two wings meeting in an enclosed atrium. To test it, we first analyzed the site for its capacity and potential for a single-tenant office building. Drawing on our experience with corporate and government office facilities, we considered building configurations to create a corporate campus plan.
The resulting two versions both had expansive views onto an existing pond. One was a first-class, 420,000-sf office building; the other was more modest in finishes and 240,000 sq. ft. The company required space for 6.5 cars for each 1,000sf of building area, so we also figured out the related concrete-framed open parking garage.
Landscape amenities we suggested included a spacious patio, amphitheater, walking paths, and a connector to a popular rails-to-trails bike path. To achieve substantial energy savings and match LEED-Certification levels, we also proposed where they could use sunscreens, overhangs, a green roof, and photovoltaic panels.
