This new three-star, limited-service hotel was the second of three new hotels we undertook for OTO Development in New York City.
The well-located site was close to the Port Authority Bus Terminal and Times Square subway station, but they wondered how many rooms could be put on this site, if it were as-of-right.
The site had an FAR of 12; overlaying the brand’s room size standards, we calculated they could achieve 242 rooms over 24 stories. OTO purchased additional zoning area, and we reconfigured the floor plans and layouts to reach their target of 300 rooms over 25 stories, then designed the facility as they imagined.
