A client with an option on a double parcel in an NYC-landmarked district asked Helpern Architects what the New York City Zoning Resolution would permit and Landmarks Preservation Commission would accept. To build a luxury residential building (1- to 5-bedroom units), they wanted to absorb and transform a 1915 apartment building on the avenue, and attach to it a new 162,000-gsf building on the side street. An adjacent landmarked church was willing to sell its air rights.
Our detailed conceptual design combined the new and old structures into an 18-story, 219,000-sf building with 26 unique floor plans – all within the allowable zoning. The massing and elevation designs anticipated and resolved any objections from the Commission, the church, and the neighborhood.
LPC preliminarily and favorably reviewed the design, so our client could proceed to attract investors.
